When a Replacement Is the Right Call

Most roofs last twenty to thirty years, and the signs that one is near the end are usually clear once someone gets on the roof: widespread granule loss, curling or missing shingles, daylight in the attic, or repeated leaks in more than one spot. If you are seeing those, a patch is money spent twice. We will tell you honestly whether you are there yet.

When a full replacement is the right answer, we do it once and do it right. A tear-off down to the deck lets us inspect the wood, replace anything rotted, and start the new system on a sound base. Roofing over old shingles is faster and cheaper on paper, and it hides the problems you are paying to fix.

What a Replacement Includes

• A full tear-off to the deck, old material hauled away.
• Inspection and repair of decking, fascia, and rotted wood.
• New ice-and-water shield and synthetic underlayment.
• New flashing at the chimney, walls, and penetrations.
• Ridge venting and proper attic ventilation.
• Daily cleanup and a final magnetic sweep for nails.

Materials We Install

Architectural asphalt shingle. The most common choice in this area for its balance of cost, durability, and warranty. We install GAF and Owens Corning systems rated for our wind and hail.

Standing-seam metal. A longer-lasting option that sheds snow well through Minnesota winters and carries a forty-year-plus finish warranty.

Flat and low-slope systems. TPO and modified bitumen for porches, additions, and the flat sections many homes have.

Warranty

As a GAF Master Elite contractor, we install systems backed by up to a 50-year material warranty and a 10-year workmanship warranty. We register every warranty for you and leave you with the paperwork at the final walkthrough.
